How long does a flat roof last? Signs of ageing in bitumen and EPDM
Bitumen and EPDM each age in their own way. The signs that your roof covering is getting on — and when to inspect rather than replace.
A flat roof has no exact expiry date. As widely held trade knowledge: bitumen typically lasts decades, and EPDM rubber typically longer still. Exactly how long depends on the quality of the installation, the drainage and the maintenance — and precisely because that differs per roof, we deliberately give no year figures here. More important than the calendar is the ageing picture: you can partly recognise that yourself. Because with both materials the end announces itself — whoever knows the signs below can plan replacement instead of having it forced by a leak in November.
Bitumen ages visibly. The classic signs: blisters in the covering (air or moisture under the felt), crazing — a network of fine cracks like old porcelain — open or lifting seams, and bare patches where the protective slate chippings have washed away. Those chippings are not cosmetic: they shield the bitumen from UV light, and where they are gone the covering weathers faster. Finding slate or gravel granules in the gutter is an early sign that the top layer is wearing. Moss and puddles that remain days after a shower belong on this list too: standing water weighs down the roof and works seams further open.
EPDM weathers differently. The rubber itself stays flexible for a long time; problems usually arise at the seams and junctions — roof edges, penetrations, the transition to a skylight — or through mechanical damage, such as a sharp object or work carried out on the roof. The surface itself tells a story too: EPDM should be matt black; swollen or degraded patches often point to contact with bitumen, oil or solvents, which the rubber cannot tolerate. With EPDM, check the edges and details above all, not just the surface.
Drainage is the silent factor for both materials. A blocked outlet puts water on the roof, and what keeps standing slowly does damage — extra so in winter, because freezing water pries every gap further open. Keep outlets and gravel edges clean; that is the part of the lifespan you control yourself.
Treat the roof surface gently, too. Don't walk on it more than necessary — old bitumen in particular turns brittle at low temperatures — and have installers of, say, an air-conditioning unit or solar panels use walkway boards. After every job on the roof, check that the covering is still intact: mechanical damage from work on the roof is a classic leak cause for both materials, and you want to find it before the first autumn shower rather than after.
When to inspect, when to replace? If it leaks now, a local repair of € 175-600 is usually the first step: blisters, cracks and open seams can be fixed locally. If the leak returns or the covering is ageing, a roofer weighs repair honestly against renewing (part of) the roof surface — always quoted individually. A useful yardstick are the age brackets that also appear in our request form: under 10 years (defects are usually installation- or damage-related), 10 to 20 years (wear sets in, check annually) and over 20 years (factor in replacement down the line and have every new leak assessed in that light). Roofers charge € 45-75 per hour for such a check.
Plan that check for late summer, before the autumn storms and the first frost. That way small defects get sealed at a planned moment instead of during a storm with an emergency surcharge.
