Leaks around the chimney: why the lead and zinc go first
A damp patch next to the chimney or by the dormer rarely starts in the roof face itself. Why it's the junctions that leak, and what you can see from the ground.
The symptom is familiar: a damp patch on the chimney breast or on the ceiling right next to the chimney, brown rings that grow a little after every shower — and often only during rain with wind from one particular direction. That pattern is the first clue: the roof face itself is usually sound; the problem sits in the junction.
Why there? Around a chimney or dormer, materials meet that each move differently: tiles, lead flashing, zinc valley gutters and mortar joints. Lead cracks after years or comes loose from the joint it was dressed into; zinc wears from weather and temperature swings. And a valley gutter — the zinc channel where two roof faces meet — handles the water of both faces at once, so a small defect delivers a lot of water there right away.
What you can see yourself, you see from the ground. Take binoculars and study the chimney base: does the lead flashing sit tight around the chimney, or is an edge curling up? Is zinc hanging loose anywhere, is a seam standing open? Look at the top as well: a cracked or dislodged capping slab on the chimney lets water run straight into the flue, and indoors that moisture finds the same way down as a leak in the lead. In the attic, follow the water trail up around the chimney passage, and note which wind direction makes it leak — that points to the side where the roofer should search.
One confusion is worth knowing: not every damp patch near the chimney is caused by the lead. The chimney's own mortar joints can let moisture through, and in cold, dry weather condensation in or around the flue is regularly the real culprit. If it also 'leaks' without rain, that points to condensation or a mortar problem rather than the zinc and lead work — a professional spots the difference quickly. And a chimney that is no longer in use still stands in wind and weather all the same: have it included in every roof check, even if the stove is long gone.
Repairing it yourself is off the table: dressing lead and zinc work is fine craftsmanship, on precisely the hardest-to-reach part of the roof.
